• Review site conditions.

• Meet with the Board of Directors to define the scope of work.

• Prepare a Project Manual for the project which will include:

  • Documents denoting bidding requirements, contract forms, conditions of the contract, and drawings (if necessary).

  • General requirements and specifications for the performance of the work.

• Prepare a list of qualified contractors for approval.

• Prepare a bid package and conduct a pre-bid conference at the site with all selected bidders to review scope of work.

• Present a bid tabulation for the regime board of directors to review.

• Prepare the contract for the successful bidder.

• Obtain certificates of insurance, copies of licenses and building permits from the contractor.

• Conduct a pre-construction meeting at the site to review job logistics.

• Observe field construction on a regular basis and approve progress payments.

• Secure release of liens and warranty information.
